Doesn’t makes sense to me to turn on the light if you legitimate need to turn in the fan ex. during the day. yea it can be wired alone just need to run separate wire for each to the switch if it came wired together legitimate cut the wires coming off the light and fan

yes you can put in a permanent one, but it will NOT fix the leak at all, and most likely you will end up with a house fire from the leak going into the new light..I would put in a new fan part an have the leak fixed properly by a roofer..
